WESTGATE CITY CENTER CONSTRUCTION
START PLANNED FOR SEPTEMBER 29

Westgate First Phase: Design Review Approved, Building Permits In Process
First Phase Debut in October, 2005

GLENDALE, AZ — Officials from The Ellman Companies, the master developer of the Westgate City Center project, announced today that construction on the first phase of the development - over 500,000 square feet - is expected to begin on September 29, with the first tenants expected to open in October, 2005.

"The first phase of Westgate is ready to roll," explained Steve Ellman, the Chairman and CEO of The Ellman Companies and the Chairman of the Phoenix Coyotes of the National Hockey League team.

Work on 500,000 square feet of the first phase - called "The Village" at Westgate City Center - will include 280,000 square feet of retail and entertainment and 220,000 square feet of loft office. The Village is located to the immediate north of the main entrance of the Glendale Arena, extending toward Glendale Avenue.

A 77,000 square foot Loews Cineplex Entertainment 20-screen, 4000-seat cinema anchors the retail and entertainment core of The Village. Loews Cineplex is constructing their own building. They are currently in their permit process, and they also anticipate beginning construction in September and opening in October 2005.

The loft office complex will be anchored by the relocation of the corporate offices of the Phoenix Coyotes and Arizona Sting, who will become the first professional sports franchises to be headquartered in the West Valley. The Coyotes/Sting offices will include 25,000 square feet for over 80 employees.

"The timeline is now set to make our Westgate vision a reality," stated Jerry Moyes, Co-Owner of the Phoenix Coyotes and Westgate. "We have really ramped up the development program in the past six months. It is our hope that we can build upon this September beginning and bring some other major elements of the development on line in a quick sequence."

Added Ellman, "Special thanks to Mayor Elaine Scruggs and the City of Glendale Council members for their continued support. It has been a long road planning a 6.5 million square foot urban city center, but the road is leading us to a very bright, new skyline. City staff and management have been terrific in keeping focus on our building permits and development schedule."
